Macy’s Beverly Center Demolition Project

Project Overview

Intracut completed a full interior strip-out of prior tenant improvements inside the Macy’s at Beverly Center. This work prepared the space for its new tenants, Gold’s Gym and Bowlero, and included clearing 66,000 square feet of ceilings, walls, flooring, mechanical, electrical, and plumbing.

Services Provided

Our team started by coordinating with Bayley’s Project Managers, James Szepkouski and Ethan Barnett, to develop a rigorous safety and demolition plan. We then partnered with Bayley’s Superintendents, Albert Ortiz and Salvatore Toscano, to deliver the project on schedule while ensuring a safe work environment.

Mitigating dust in this enclosed space was a major safety effort, as we had to ensure it met building standards to allow other tenants to continue business uninterrupted.

The project involved a significant amount of tenant improvement, as well as the removal of MEP and flooring. The flooring was the most challenging part of the work due to the accelerated schedule. To speed up our progress, we used our fleet of Bobcat machines and new attachments, which allowed us to remove 5,000 to 10,000 square feet of tile daily. We also used cutting torches and ride-on floor machines to complete the work efficiently.

We also partnered with our sister company, Metropolis Disposal, to remove all material from the jobsite. This included 40-50 loads of construction and demolition debris and approximately 20 loads of salvaged material.

Our fleet of equipment on-site included:

  • Six scissor lifts
  • Three Tier 4 Bobcats
  • Two planetary floor grinders
  • Cutting torches
  • Ride-on floor machines

As a result of our safe work practices and strong communication with Bayley Construction, we were invited to participate in the project’s second phase, which includes saw cutting and breaking.

Special Considerations

A crucial step was protecting the elevator, which needed to be preserved during demolition. Bayley Construction’s airtight “seal test” revealed that air was able to enter adjacent tenant spaces. Our foreman, Albert Ortiz, and his crew successfully sealed off the elevator with visquine to prevent dust from entering other floors.
