Project Synopsis
Intracut completed a full interior strip out of prior tenant improvements inside Macy’s Beverly Center to prepare for the next tenant, Gold’s Gym & Bowlero. The work included clearing 66,000 square feet of ceilings, walls, flooring, mechanical, electrical, and plumbing.

Intracut’s team started by coordinating with James Szepkouski and Ethan Barnett, Bayley’s Project Managers, to develop a rigorous safety and demolition project plan. Our goal was to deliver the project on schedule while ensuring safety, which we did in partnership with Albert Ortiz and Salvatore Toscano Bayley’s superintendents.
Mitigating dust in this enclosed space was a significant safety effort as we had to ensure we kept it up to the building standards, enabling other tenants to continue to conduct business dust-free.
The project included a significant amount of tenant improvement, MEP removal, and flooring. The flooring was the most challenging portion of work in the project due to the accelerated schedule we had to meet for the tenant. To speed up our work progression when removing the floor, we used our existing bobcats and purchased attachments that can remove around 5,000 – 10,000 square feet of tile daily.
We partnered with our sister company Metropolis Disposal to remove all material from the jobsite. We removed 40-50 loads of C & D material and approximately 20 loads of salvage from the site.
As a result of our safe work practices, communication, and relationship with Bayley Construction, we were invited to be part of the phase two portion of work that includes saw cutting & breaking.

Special Considerations
The entire section of the elevator that was to be preserved during demolition had to be protected by our demolition crew. Bayley Construction’s airtight “seal test” revealed that air was able to enter the tenant spaces that were in use. The elevator needed to be sealed off with visquine to prevent dust from entering other floors during demolition. Our foreman Albert Ortiz and the demolition crew performed a great job of sealing off the elevator successfully.
