Project Overview:
Intracut is proud to have partnered with CRB Builders on the highly technical demolition scope at AbbVie’s GMP (Good Manufacturing Practices) warehouse in Irvine, CA, This project successfully completed in September 2025.
Scope of Work:
Spanning over a year, this project was uniquely executed in carefully scheduled phases, allowing our team to mobilize at intervals while maintaining alignment with construction schedules, safety protocols, and evolving project needs.
Our scope encompassed both site demolition and interior selective demolition, including complex hard demo tasks across two floors. The project was driven by precision, safety, and adaptability as we worked inside an active, highly regulated pharmaceutical warehouse environment.
Site Demolition Included:
- Flat saw cutting and removal of 4″-6″ concrete slab on grade
- Concrete curb and slab removal (over 1,200 SF)
- Striping and handrail removal
- Clearing and grubbing over 2,600 SF of landscaped areas
Interior Selective Demolition
Our team executed selective demolition with careful attention to detail:
- Removal of over 8,500 SF of MEP systems
- T-bar ceilings, partitions, millwork, restrooms, and flooring removal across both floors
- Specialized removal of restroom finishes, accessories, and tile
- Coordination with other trades to ensure smooth turnover of spaces
Hard Demolition Highlights
Hard demo work involved structural cuts and slab removals for new MEP routes, freezers, and wall openings:
- Flat saw and break/removal of slab-on-grade for new utility runs and equipment
- Wall saw cutting through 12-inch thick concrete for new openings on both floors
- Total of 144 LF of concrete cutting and over 160 SF of thick concrete wall removal
Equipment & Team
The work was executed by a skilled crew consisting of:
- 1 Foreman
- 1 Lead Man
- 5 Laborers
Supported by specialized equipment including:
- Manlifts
- Walk-behind floor scrapers
- Wall saws & electric flat saws
- Chipping guns
- Bobcats
- Debris management bins (40YD, 10CY, scrap bins)
Every phase was completed with careful coordination, minimal disruption, and adherence to all site-specific safety requirements.
